Timberwood Village HOA Dear Homeowners, The Homeowners Association Board of Directors meeting was held on April 13, 2008. We contacted Allegheny Power inquiring about adding street lights to the subdivision. We looked at the standard 18 foot tall ornamental light post. The plan was to place one light in each cull-de-sac and eight along Longwood Dr. Allegheny Power required the HOA to sign a ten year contract for the lights, then there was a one time fee of $1,400.00 for installing them. Depending on what type of bulb we used in the lights the annual operating cost was between $1,812.00 to $2,367.60. I know that adding street lights would enhance the beauty and value of the development, and more importantly add security and safety at night. But after serious consideration the board and I decided not to proceed with the street lights for now, for several reasons:
As stated in our HOA covenants each lot owner shall pay a fee of $100.00 to the HOA on the first day January of each year. Unfortunately and despite the best efforts of our past HOA leaders. We have never had a year in which every resident has paid their dues. At the last board meeting on April 13 the balance in the HOA account was $10,743.06, The amount of back dues owed is $3,806.03. This is why we have our current collection policy. HOA dues paid after March 31 2008 are considered delinquent and we start adding $ 10.00 + 1 % of balance due, monthly. If not paid by July 1, 2008 a lien for the balance due will be recorded at the Berkeley County Clerks office. I have received some complaints and questions about the storage or parking of trailers. As stated in the covenants no heavy trucks, vans, boats campers, trailers truck type tractors nor construction machinery shall be parked or stored in front of any completed residence. All trailers must be stored in your garage or back yard. Except for the temporary use during actual construction. For those residents who are planning summer projects please check the covenants. All sheds shall be consistent with the general design of your house, and have a minimum of 120 square feet of floor space and have a 10-foot width minimum. No type of fence shall be permitted in the front yard. Fences shall be in the rear of the home. There shall be no setback for location of said fencing. All driveways shall be concrete or paved blacktop. If you are digging any holes and need to get rid of some dirt we have some low spots in one of the common areas we are trying to fill in. Please contact me and I will show you where you can dump it. I would like to thank Mike and Lynn Wood who spent a cold Saturday drilling all the holes for the trees along Rt 51, they also made arrangement for the rental equipment to drill the holes, at a reduced cost for the HOA. I would also like to thank the person who picked up the trash in the large common area, and thanks to Danny Fisher for fixing the pvc pipe in that same area. It is great sadness to inform you of the lost of one of neighbors. Mrs. Ruth Frame of 271 Longwood Dr past away on march 20. If you were fortunate enough to know miss Ruth you will remember her for her spunky personality and her love of plants and flowers. I would like to welcome two new neighbors, Amber and Kent Kraft of 259 Longwood Dr. They are new to this area and are eager to meet their neighbors, so lets show them some West Virginia hospitality.
