Timberwood Village HOA Newsletter January 2009 Dear Homeowners, The annual meeting of the Timberwood Homeowners Association and election for Board members was held on the January 11, 2009. The election of Board members for the 2009 year are as follows:
During the last meeting we approved the rental policy. This policy requires all property owners leasing their homes in the subdivision, to provide the HOA contact information for the property owners and tenants. This policy provides the tenants with a copy of the HOA Covenants, By-Laws, Enforcement Policy, and requires they abide by them. It also has enforcement policy for violations. We will send a copy of this policy and form to all property owners leasing their homes. If you plan on leasing your property in the future please contact the HOA about this policy, it can be found under Policies or here and the form is here. Both can be printed. This policy was the result of a tenant who no longer lives in the subdivision and caused a lot of conflict. I would personally like to add that all current tenants are a welcomed and important part of our community. The HOA has created a Welcoming and Bereavement committee. We want to welcome all new residents with a gift and information on the HOA. We would also like to send flowers of condolence to the memorial service of any resident who has passed away. While delivering the last newsletter several residents asked if the HOA would consider sending a bill or notice for the annual dues. We have written a notice that explains the collection policy and late fees for dues. There is a section for current e-mail address and phone numbers. We also have a section for your questions, comments and any proposals you may have for the BOD to consider. A copy of the notice may be printed, filled out, and submitted with your check from here. Please give us some feed back on this notice for annual dues. If we get a popular response from it, we will consider using it every year. I have been asked to advise all residents about some potential plumbing problems. Some of the original AO Smith hot water heaters have developed leaks in the tanks. They were under warranty at one time, but that may have expired. Another problem is with the pressure reducing valve. This is a brass value that attaches to the black plastic water line as it enters your house. The failure of this valve can results in no water pressure or a high pressure that can cause damage to your pipes. Since the valves are located inside the house they are the homeowner's responsibility to replace.
